Prosper neighborhood guide
Windsong Ranch
Windsong Ranch brings several kinds of living into one Prosper address: established homes, new construction and a resident amenity network anchored by The Commons, the Lagoon and the newly opened Bridge. Its scale makes the right question less “Is this Windsong?” and more “Which phase, home and current resident offering fit the way I want to live?”
Where it sits
Windsong Ranch is in Prosper, and the Town maintains a planned-development index as the community evolves. The developer describes a multi-phase plan, so a community name alone is not a precise guide to the phase, plat or governing documents for an address.
Confirm the recorded section, association obligations and builder terms for each home. For a new build, read the current contract and plan; for resale, review the disclosures and current association records.
The homes and homesites
Resale and new construction sit side by side in the buyer’s decision. A resale home can offer a finished landscape and established improvements; a builder purchase can bring a different timeline, specification and contract. Compare what is delivered, what remains to be done and the terms in writing.
A useful showing looks beyond finishes to orientation, outdoor space, nearby construction and the route to the shared facilities that matter to you.
Daily life and due diligence
The developer identifies The Commons as home to a cafe, fitness center, courts, pools and event spaces; the Lagoon as a freshwater recreation area; and The Bridge as an amenity center that is now described as open. Resident and guest eligibility, operating details and fees belong to current community rules.
The Court House is marked under construction on the developer’s current amenities page. Treat its racquet courts and other planned elements as future work, not an available amenity. Prosper’s public parks and trails are separate from Windsong’s private community program.
What to weigh carefully
The amenity program changes as the community grows. Check what is open now, how access works for the specific household and what is still being built. Do not treat a rendering or an announced feature as completed.
School assignments depend on the property address and current district boundaries. Verify with the district, especially when comparing homes across phases.
A property-specific perspective
The developer’s new-home activity is separate from resale market evidence. A useful comparison looks at relevant resale homes alongside the new-home options a buyer can actually purchase.
A seller’s competitive set should include relevant resale homes and the new-home options a buyer could actually purchase.

Questions about Windsong Ranch
Is the Lagoon a public town facility?
No. The developer presents it as part of Windsong Ranch’s resident amenity program. Confirm resident and guest access under current community rules.
Which major amenities are open?
The developer currently identifies The Bridge as open and marks The Court House as under construction. Confirm current operations, eligibility and fees before relying on a feature.
Are all phases complete?
No single community label proves that. Check the Town’s planned-development record and the current information for the specific phase.
Is every home assigned to the same school?
Do not assume that from the community name. Confirm the exact address with Prosper ISD.
