Fields

Fields is not one subdivision with one housing choice. The developer’s current portfolio spans The Preserve’s custom-home setting, Brookside North and South, East Village and urban multifamily residences, alongside an expanding mixed-use destination. Identifying the district is the first step to an honest comparison of architecture, ownership, amenities and what is actually complete.

All neighborhoods

Where it sits

Fields is a collection of distinct residential districts within Frisco’s wider mixed-use plan. The developer currently identifies The Preserve, Brookside North and South, East Village and multifamily residences as separate offerings. PGA Frisco is a nearby golf and destination campus, not a substitute for confirming an address or its rights.

Use the exact district and parcel when reviewing a listing. Verify its plat, builder, governing association and the status of nearby construction against current primary records.

The homes and homesites

The residential choices are not interchangeable. The Preserve is presented as a gated custom-home community; Brookside North and South as a separate neighborhood with a distinct residential identity; East Village as a builder-led product; and Fields also includes multifamily homes. Confirm ownership form, phase, builder, specifications and association documents before comparing prices.

For any new home, the executed documents establish the included finishes, delivery terms, warranties and access rights. Marketing material describes a plan, not a promise about one property.

Daily life and due diligence

Brookside Club is described by the developer as available exclusively to Brookside and The Preserve residents. Do not extend that access to every Fields address. PGA Frisco proximity likewise does not establish golf membership or private-facility use.

Fields West and other mixed-use components are changing. Separate what is operating, under construction and proposed when considering a home, and revisit current information before a purchase decision.

What to weigh carefully

Development brings choices and construction activity. Visit the exact district, review current public notices and verify what is complete rather than buying from a rendering.

Assess association rules, assessments, facility access and contract terms for the district and address, not for Fields in the abstract.

A property-specific perspective

Fields includes distinct districts and changing development activity. A useful comparison identifies the district, ownership form, property condition and current alternatives.

Current new-home competition and future resale potential require separate analysis. Future value is never guaranteed.
