Keep a future city facility distinct from amenities that are complete and available to residents today.

Compare a builder offering by its lot, included finishes, construction stage, warranties and contract. A resale brings a different set of questions about condition and improvements. In either case, the orientation and neighboring development of the actual homesite matter more than a plan image.
What to verify
Ask which association and phase govern the address, what facilities are open, and whether access carries separate terms. Planned schools and community amenities are not a promise for a particular home; confirm current attendance and completion directly with the responsible sources.
