A resale home can offer a finished landscape and established improvements; a builder purchase can bring a different timeline, specification and contract. Compare what is delivered, what remains to be done and the terms in writing.

The developer identifies The Commons as home to a cafe, fitness center, courts, pools and event spaces; the Lagoon as a freshwater recreation area; and The Bridge as an amenity center that is now described as open. Resident and guest eligibility, operating details and fees belong to current community rules.

The Court House is marked under construction on the developer’s current amenities page. Treat its racquet courts and other planned elements as future work, not an available amenity. Prosper’s public parks and trails are separate from Windsong’s private community program.

What to Weigh

The amenity program changes as the community grows. Check what is open now, how access works for the specific household and what is still being built. Do not treat a rendering or an announced feature as completed.

School assignments depend on the property address and current district boundaries. Verify with the district, especially when comparing homes across phases.

The developer’s new-home activity is separate from resale market evidence. A useful comparison looks at relevant resale homes alongside the new-home options a buyer can actually purchase.
