Landscaped Starwood community entrance with flowers and entry sign

Frisco neighborhood guide

Starwood

Starwood is a gated Frisco community of custom homes set across rolling terrain. Its association describes three controlled-access entrances and a main gate staffed around the clock. Within that setting, each home has its own architecture, lot and relationship to the neighborhood.

Where it sits

The association identifies its office at 6550 Starwood Drive and describes three controlled-access entrances, with the main gate staffed around the clock. Confirm current visitor and service procedures for the entrance you plan to use.

The City of Frisco describes a public hike-and-bike easement along the creek corridor, with access limited to its paved trailway across private property. That public trail is separate from the association’s private facilities. Check the city’s current trail information and the nearest access point for a specific home.

The homes and homesites

Starwood’s rolling terrain and custom-home character create variety from one property to another. Compare architecture, lot orientation, outdoor privacy, workmanship and the condition of major systems.

For an updated home, ask when improvements were completed and whether records or approvals are available. Before planning exterior work, review current association rules and municipal requirements.

Include the approach from the street and the grounds in a showing. Notice sightlines, changes in grade and the home’s relationship to neighboring properties alongside its interior finishes.

Daily life and due diligence

The association lists a walking trail, tennis courts, playground, exercise facility, community pool, clubhouse and Arrowhead Pond. Ask about current resident and guest eligibility, hours, fees and reservation rules before relying on a facility as part of daily life.

The City’s trail easement is limited to the paved hike-and-bike route and is separate from the HOA amenity program. Check the actual route and access point from the home you are considering.

The entrances and shared spaces shape daily arrival. During a visit, consider the route you would use and ask how guest, delivery and service access works.

What to weigh carefully

Review current dues, rules, reserve information and any pending assessments with the association. An amenity list is only one part of understanding community obligations and access terms.

The association identifies the main gate as staffed around the clock; confirm procedures at the entrance relevant to the property, including visitor and service access.

Custom homes can differ in age, renovation and setting. I compare relevant homes by their features and condition rather than assuming one community-wide price category.

A property-specific perspective

A useful pricing perspective begins with the property’s setting, condition and updates, then compares it with the most relevant closed and available homes.

For a sale, I bring those details together with thoughtful preparation and a presentation plan tailored to the home.
