A development can contain distinct phases, builders, lot types and completion stages. I start with the streets and homesites you would actually consider, then look at the plan in that context. Ask which roads, amenities and neighboring parcels exist today, which are planned, and what documents govern the specific property.
Look beyond the model
Know what the price includes.
Model homes show one possible finish, not a promise that every feature is included. Compare the written specifications, structural options, design selections, lot premium and change-order process before you compare prices. A completed home and a build from a selected lot call for different questions.
Before you commit
Understand the calendar and the contract.
I help buyers keep the practical details in view: deposit and selection deadlines, financing terms, inspection opportunities, closing conditions, warranties and the builder’s process for changes. Completion dates and incentives can move. Read the current documents for the exact home with the appropriate legal, lending and inspection professionals before making a commitment.
